🏠 Property

Homeowners

Dwelling, contents & rebuild cost — fire, wind and theft included.

🚗 Casualty

Auto

Liability plus collision & comprehensive, your call.

☂️ Umbrella

Umbrella

Extra liability layered on top when the other two aren't enough.

Most households actually need two or three of these, stacked — not one giant policy.
Coverage types

Property & casualty, in plain English

"P&C" just means two things bundled together: property coverage (repairing or replacing what's yours) and casualty coverage (protecting you if you're on the hook for someone else's damage or injury). Here's where each type fits.

🏠

Homeowners

Covers the structure and what's inside it, plus liability if someone's hurt on your property.

Often bid together with auto for a bundled rate.

🏢

Condo

Covers your unit's interior — your association's policy handles the building itself.

Check your HOA master policy before bidding — it may already cover parts of this.

🔑

Renters

Protects your belongings and adds liability coverage, even though you don't own the walls.

Usually the lowest-cost policy we bid out — often under a coffee a day.

🏘️

Landlord

Built for rental property — standard homeowners policies won't cover a home you're renting out.

Vacancy periods between tenants can affect pricing — flag this when you request a bid.

🚗

Auto

Liability is required almost everywhere; add collision and comprehensive for full protection.

Driving history and vehicle type both move your bids — newer cars aren't always pricier.

💍

Valuables

Extra coverage for jewelry, art, or gear worth more than a standard policy limit covers.

Get items appraised first — providers bid more accurately with a documented value.

☂️

Umbrella

Raises your liability ceiling across every policy you hold, for a surprisingly low cost.

One of the best value-per-dollar bids we run — worth adding even if you feel low-risk.

Business

General liability, professional liability, and workers' comp for owners and their teams.

Add workers' comp to the bid the moment you hire your first employee, even part-time.

What's typically covered — and what isn't

Every policy differs, but most P&C coverage follows a similar pattern. Worth knowing before you assume you're covered.

✅ Usually covered

  • Fire and smoke damage
  • Wind and hail storms
  • Theft and vandalism
  • At-fault car accidents
  • Slips and falls on your property

⚠️ Often needs a separate policy

  • Flood damage
  • Earthquakes and sinkholes
  • Hail damage to a car without comprehensive
  • Running a business out of your home
  • Renting your home out short-term
Who we help

Real coverage, for whatever life you're protecting

Click through — the bidding process is the same either way, but what providers compete on shifts depending on what you're covering.

Bundle the household, bid it as one package

Home and auto together usually pull the most competitive bids — providers like the combined premium, and we make sure that discount shows up in what they offer.

  • Home + auto bundled into a single bid request
  • Coverage for kids on the auto policy, priced separately
  • Umbrella add-on if your liability exposure is higher

Your dwelling, priced on what it'd cost to rebuild

Not what you paid for the house — what it costs today to actually rebuild it. That number drives every bid, so we make sure providers are quoting against the same figure.

  • Rebuild-cost estimate, not market value
  • Personal property and liability included
  • Flood and earthquake flagged separately if you're at risk

General liability, without the small-business runaround

Most small businesses need general liability at minimum, professional liability if you give advice for a living, and workers' comp the moment you hire your first employee.

  • General & professional liability bid side-by-side
  • Workers' comp quoted once you add staff
  • Certificates of insurance available on request

Cheap to add, easy to forget you need

Renters insurance is one of the lowest-cost policies we bid out, and it covers a lot more than people expect — your stuff, plus liability if a guest gets hurt in your unit.

  • Personal belongings covered, even away from home
  • Liability coverage if someone's hurt on the property
  • Often required by landlords — we can send proof directly

FAQ

Common questions

Is Pope's Protection an insurance agency? +
No. We're a bidding platform — we don't sell or underwrite policies ourselves. We put your coverage request in front of hundreds of licensed providers and let them compete for your business on price.
Is property and casualty insurance the same as health or life insurance? +
No — P&C only covers physical property and liability. Health and life insurance are entirely separate categories, and we don't handle those.
Will bundling actually save me money? +
Usually, yes — most providers discount when you combine home and auto with them. But occasionally splitting across two providers is cheaper, which is exactly why we let both bid and compare.
Do I need flood insurance separately? +
In most cases, yes. Standard homeowners policies typically exclude flood and earthquake damage. If you're in a flood-prone area, we'll flag it during your quote.
What's the difference between replacement cost and actual cash value? +
Replacement cost pays what it takes to rebuild or replace today, with no deduction for age. Actual cash value subtracts depreciation — so it pays less for older items.
How often should I review my coverage? +
At minimum once a year, and any time something big changes — a new car, a renovation, a paid-off mortgage, or a new household member.
